Job Description

Essential Duties andResponsibilities :

  • Team building and coaching site teams to guidein the development and training of Property Managers,Administrative Assistants and Maintenance Staff including REAC,LIHTC, HUD, Rural Development regulations;
  • resident retentionpractices; reporting; and best industry practices for operatingprocedures such as rent collections, evictions, accounting,maintenance, and purchasing.

  • Review / prepare monthly property summaries including variancereports on income statements, vacancies, accounts receivable andsubmit them to CEO and lenders and / or investors as required.
  • Visit sites on a regular basis to mentor PropertyManagers and monitor ongoing issues at the properties.
  • Write and present status reports toleadership team and Board of Directors.
  • Direct staff in preparing for reviews byregulatory agencies, lenders and investors and attend inpreparation for these inspections.
  • Review responses to findings orcitations and ensure they are submitted to the agencies ontime.

  • Identify strengths andchallenges in each team in order to improve efficiency andeffectiveness and foster a professional culture of site officeswhere staff can accomplish goals and feel good about theircontributions.
  • Ensure that teamscomply with current applicable landlord-tenant law and fair housinglaw including reasonable accommodation procedures andpolicy.
  • Approval of market rentchanges, write-offs and reimbursements.
  • Review site budget estimates with theDirector of Finance and Asset Management and submit complete budgetto CEO for approval.
  • Collaboratewith the Director of Service Coordination to define and coordinateroles and responsibilities between RSCs and propertymanagers.
  • Hire, fire, train,prepare performance reviews of other employees.
  • Create, refine and implement operationalpolicies and procedures.
  • Work withsite staff to address resident complaints.
  • Create and monitor budget for the propertymanagement division.
